We’ve all seen businesses try to fix culture with free lunches or Friday drinks. And yes, those are nice. Who doesn’t love a Friday wine?
But perks don’t create culture. A happy team doesn’t come from pizza Fridays. It comes from how you lead, how you support people, and how you make them feel valued.
And here’s why this matters now: in property management, turnover can be as high as 30%. Think about that.
For every ten people you hire, three may not be with you next year. That’s thousands of dollars lost in recruitment and training, but more importantly, it’s momentum lost.
I remember early on realising just how much this turnover cost us, not just in money, but in lost knowledge, lost client relationships, and the constant stress of trying to fill gaps. It was a real wake-up call.
It made me see something important: people stay and teams thrive when they feel genuinely valued.
What Really Burns PMs Out
Property management is tough. Anyone who’s been in the industry knows it. But it’s not just tenants or landlords that burn people out.
What really tips people over is feeling unsupported, overloaded, and like they’re carrying the weight alone. That’s when burnout starts.
And when your team is scattered like mine, maybe on the road all day or working remotely, that isolation can feel even heavier.
You don’t have the buzz of an office to lift you, or someone at the next desk to vent to. If you don’t actively build connections, culture fades fast.
I’ll be honest, I didn’t always get this right. Early on, we really struggled to keep inspection officers. People would burn out and move on quickly, and honestly, I just thought that was “how it is” in property management.
But over time, I realised it wasn’t just the workload that was driving them away, it was how supported they felt.
So I shifted the way we led. We slowed things down, made sure people felt guided instead of rushed, and focused on checking in rather than just pushing for output.
And the difference was huge. Suddenly, we were celebrating 2–3 year anniversaries with inspectors who once would’ve left in a matter of months.
That taught me a big lesson: retention is about creating an environment where people feel supported enough to stay.
Culture in Action
For me, supporting the team now means understanding them individually.
I’ve got an inspector who thrives when they have ownership. Give them a task, let them run with it, and they’ll absolutely shine.
And then I’ve got admin support who’s the complete opposite. They feel at their best when I check in regularly, give feedback, and provide clarity.
Different people. Different motivators. When you lean into their strengths, give them autonomy where it matters, and show support in the ways that land with them, they stay engaged and thriving.
And it’s not just the big gestures, it’s the everyday micro-moments too.
Those tiny things compound. They remind people they’re part of something, even when they’re out there on their own.
Removing the Weight
And while connection is important, support goes beyond messages and recognition.
Your PMs might be constantly scrolling through articles like “10 Ways to Manage Your Mindset” or “10 Tips to Avoid Burnout”, trying to find just a little relief in an otherwise relentless job. And while those tips might help, they don’t replace real support.
One of the simplest ways to make life easier for PMs is to take repetitive tasks off their plate, things like inspections, reporting, or admin.
Think about it: a single property condition report can take four to six hours. That’s a whole day’s energy gone on paperwork instead of building relationships or growing the portfolio.
When you take that weight away, people get sharper. They get happier. They become more effective.
And I’ve seen it in real time. When my team has fewer admin burdens, they’re more present with clients and way more proactive.
The Ripple Effect
And a happy team doesn’t just benefit themselves. Landlords notice it. Tenants notice it. The whole business runs smoother, and growth happens naturally.
